These restricted areas are also known as ejido land. Ejido land is basically community land, and the only way to acquire Mexican ejido land is to go through a privatization process that sets up a Mexican citizen as a trustee of the deed.
The fideicomiso sets up a trust with you having the land rights and another trustee who has the legal ownership. The benefit of setting up a fideicomiso is that you do not need a Mexican will to pass your land down to heirs.
Here a notary will step in and complete a few tasks such as property assessment (for tax purposes) and seek approval for the land purchase, which will be bound by Mexican law.
Next, you will sign an escritura which is your title on the land, once the purchase has gone through and you have paid any outstanding fees. Once this process is finished, the registration will take around three months to go through.
