Why Move to San Felipe, Mexico?

Imagine relaxing on a beach. The sun is beating down on you when a cool ocean breeze hits your skin. You hear nothing but the waves wash up onto the sand, and the wind blow through some desert plants. That’s what it would be like to live in San Felipe, Mexico.

San Felipe is one of Baja California’s best-kept secrets. It is located just south of the Colorado River delta in the northern region of the Gulf of California. Far from any highly commercialized tourist traps that dot Baja California’s beautiful coastline, San Felipe is an up-and-coming town that offers any amenity you and your family may be looking for.

San Felipe hosts thousands of tourists from the western part of the United States and around the world. By day, San Felipe is a luxuriously relaxing getaway and a bustling thoroughfare of nightlife by night, making it perfect for anyone looking to buy property in Mexico.

Buying a House in Mexico

I’m sure you’re weighing many different options if you’re reading this. Buying a house in Mexico is a huge decision, one that thousands of Americans are making every year. Right now, more than 1.5 million Americans own property in Mexico, and almost a million American ex-pats call Mexico their new home.

The reason is simple; home prices in Mexico are well below the average in the United States. The average cost to build a home in California per square foot is around $240. You will pay $60-$80 per square foot if you buy property in Mexico instead.

Baja California’s climate closely resembles Italy. So if you are looking for a place to retire or somewhere with good weather for your second home, Baja California is the perfect destination.

But why in San Felipe?

San Felipe is a great town, with plenty to do, with plenty of American ex-pats moving in; there is something for every niche. The area never dips below 60 degrees, even during January, so it is a great location to put your second home if you’re trying to get away from the cold midwestern winters.

The town has plenty of great restaurants and bars, and as a beach town, it also has all the water activities you’d expect. But if you’re looking to make a day trip out of town, there are several excellent destinations.

Sierra de San Pedro Mártir National Park

This beautiful national park is a mountain range that cuts down the middle of Baja California. The mountains in this national park have been compared to the Alpine region of the Alps. When I say Baja California and Italy share a climate, I mean it. The mountains in this region even get snow in the winter.

Sierra de San Pedro Mártir National Park is a great place to hike or camp for the more adventurous people buying a home in Mexico, or just a great place to visit as it’s only a short drive away from San Felipe.

Valle de los Gigantes

Down the road from San Felipe is another national park, Valle de los Gigantes, or Valley of the Giants. This historic site hosts giant cacti that have been a popular tourist site for some time.

These giant cacti have been around for centuries and give the region a unique, otherworldly landscape. You can find some of the largest cacti here, some of which grow to be over 55 feet tall.

These are only two unique destinations you can visit when living in San Felipe. Visit here for more attractions around San Felipe. But if you ask yourself where in San Felipe you should set up your home, we have a few suggestions.

Rancho Costa Verde

International Land Alliance is working hard to develop a beautiful piece of land just south of the town center. More than 1,000 lots and 70 homes have been built at Rancho Costa Verde, and if you are looking to buy property in Mexico in 2022 and beyond, this may be the development for you.

Rancho Costa Verde is a gated, beachfront community that also boasts a fabulous hotel and pool.

Whether you are looking to rent or own, getaway, or stay for a while, Rancho Costa Verde has accommodations for you and your family. Not only are you close to so many wonderful attractions, but you also have the security and privacy you need.

How do visas work?

If you are an American and are looking to invest in or buy property in Mexico, or anywhere else for that matter, you will have to get a visa and have a few other documents ready as well.

You may obtain a temporary resident visa in Mexico if you own property with a value exceeding MXN 2,804,000, or $147,579. This type of visa allows you to stay in the country for 180 days, so if you are looking to make this purchase your second home, this will be the only visa you need.

You will also need a public deed signed by the Commissioner of Oaths to certify that you are the holder of this property, your passport, a bank statement, and title deeds or proof of Registration of Real Estate. Visa investor relations is our top priority, so we will help you every step of the way.

If you are trying to make this house your permanent home, you will have to apply for Mexican citizenship. This does not mean you have to renounce your current citizenship status. For more information about this process, please visit this site.

Conclusion

We believe in Rancho Costa Verde and the community we are building in San Felipe and our new project, Oasis Park Resort, with a planned grand opening in Q3 of 2022. Both of these projects are just south of the town center and the San Felipe International Airport. But if this is not the type of town you’re looking for, buying a home in Mexico is still a great option in 2022.

With rising housing prices in the US, Mexico is a great place to invest in real estate. Prices are still low and property taxes are 0.10%, but moreover, you’d be buying into a lifestyle of leisure and luxury, but without having to go broke doing it.
